We make the work look effortless, and that’s by design. But behind the scenes, there’s so much more happening that you’d think. Long story short–it’s not just furniture. Wall art, rugs, table decor, furniture and linens all have to be stored, cleaned and safely transported over and over. Payroll for the hard working staff, warehouse costs, transportation costs and the investment of new and replacement furniture, all contribute to what we believe is a very reasonable staging fee.
It is recommended that ALL the main living areas are staged. Staging establishes a flow and consistency in the home. Removing staged areas like kitchens, main level bathrooms and dining rooms can make the house feel choppy and unintentional.
Think of it this way: just as a realtor wouldn’t typically cover the cost of interior painting or roof repairs, staging is also considered part of preparing your home for sale. It’s a specialized service that goes beyond a realtor’s traditional expertise. While some agents may choose to offer staging as an added benefit, we believe it’s ultimately an investment homeowners make to present their property at its best and achieve the highest possible return.

Staging makes a huge impact on price and days on market. On average, staged homes sell for 8-10% more than non-staged homes and spend 73% less time on market.
While we can’t control that outcome, we hope you’ll let Olive & Oaks beautiful decor showcase the home as intended, and not add your touches/furniture. We will make sure you absolutely love any stage we do for you, so hopefully you won’t want to use your own stuff!
If you have pets living in the house, we’ll come up with a plan together to protect the staged items in the home. For example, many times we provide storage bins to place things like pillows and blankets for when the home is not being shown.
For occupied stages, we’ll talk about your specific pets’ lifestyle, habits and hair. We will then provide furniture/decor that is suitable or tell you what exactly to buy to fit the space.

It depends. If something is damaged during the install or destage, that is Olive & Oak’s responsibility. If something is stolen or damaged during the staged period, the owner or agent is responsible for the replacement/repair cost of the impacted item. However, this cost will not exceed the price of the stage itself.
We want you to absolutely LOVE the stage. So your opinion is important to us!
The timeline is negotiable, but a stage will typically stay 4-6 weeks or until the home is under contract.
While we can certainly provide a more minimal stage if desired, we recommend fully staging the main living areas of a vacant home–that includes the living, dining, kitchen, main bathroom and primary bedroom.
We have furniture in varying sizes, colors, styles and fabrics. We tailor all the decor to the needs of a specific space. A room swallowing up its furniture = our nightmare!
There is an option to extend the stage for weekly fee. This is based on availability so we will discuss this with you if needed.
